Ras Al Khaimah Property Market Records Annual Growth in H1 2026

Ras Al Khaimah’s residential property market recorded continued annual growth in H1 2026, with apartment prices rising 6.5% year-on-year and villa prices increasing by almost 6%. Freehold ready residential transactions reached AED 625.2 million, up 24% from H2 2025, while rents also remained higher year-on-year. With 13,800 new homes planned through 2028 and Wynn Al Marjan Island expected to open in Autumn 2027, new supply and major tourism investment are set to become increasingly important factors for the market.

Key Insights:

Annual Growth Continues Despite Recent Moderation

RAK property prices remained higher year-on-year in H1 2026, with apartment prices rising 6.5% and villa prices increasing by almost 6%. Rental rates also increased annually, rising by more than 7% for apartments and 8% for villas.

However, the latest three-month period showed some moderation. Apartment prices declined 0.7% and villa prices 0.2%, while apartment rents fell 1.4%. Ready property transaction values reached AED 625.2 million, up 24% from H2 2025 but 3.3% lower year-on-year.

Quarterly activity strengthened towards the end of the period, with transaction values reaching almost AED 354 million in Q2, nearly a third higher than Q1.

Wynn Al Marjan Island Could Drive New Residential Demand

The anticipated Autumn 2027 opening of Wynn Al Marjan Island could become an important medium-term demand driver for RAK’s property market.

Increased tourism, employment and associated business activity could create additional housing requirements, particularly around Al Marjan Island and nearby communities. This comes alongside continued investment, business formation and employment growth across the emirate.

13,800 New Homes Set to Enter the Market

Around 600 residential units were delivered during H1 2026, with another 1,600 expected in H2. The wider pipeline includes approximately 13,800 homes through the end of 2028, with deliveries expected to increase from 2,200 units in 2026 to 4,700 in 2027 and 7,500 in 2028.

As more inventory enters the market, the pace of demand absorption will become increasingly important. Greater competition between developments could contribute to more measured price and rental growth, while location, developer quality and proximity to key employment and tourism areas may become increasingly important differentiators.

What’s Next for RAK’s Property Market

RAK enters the second half of 2026 with property prices and rents still higher year-on-year, but with early signs of shorter-term moderation. With 13,800 homes expected through 2028, the market’s ability to absorb new supply will be an important factor to watch.

At the same time, continued economic activity and the approaching opening of Wynn Al Marjan Island could provide additional sources of residential demand. How these factors develop alongside the expanding supply pipeline will help shape the next phase of RAK’s property market.
