Dubai Records 55 Villa Sales Above $10 Million in Q3 2026

Dubai recorded 55 villa sales valued at $10 million or more during the third quarter of 2026, accounting for nearly 64% of transactions in the ultra-luxury residential segment. According to Knight Frank, the emirate registered 86 residential sales above $10 million between July and September, worth a combined AED 5.77 billion. While quarterly activity moderated, the total number of transactions in this price category during the first nine months of 2026 remained above the same period last year.

Key Insights:

Luxury Home Sales Remain Above 2025 Levels

Dubai recorded 412 residential transactions above $10 million during the first nine months of 2026, compared with 357 over the same period in 2025, representing an increase of approximately 15%. These transactions generated a combined value of around $6.67 billion.

Following higher activity earlier in the year, Dubai recorded 86 transactions above $10 million in Q3, compared with 131 in Q2 and 103 during the same period in 2025. This represented a 34% quarterly reduction in transaction volumes.

Knight Frank also reported a 5% adjustment in prices across Dubai’s 10 prime residential neighborhoods between Q2 and Q3, marking the first quarterly decrease since 2020. Transaction volumes across these locations were 29.4% lower year over year.

The consultancy attributed much of the slowdown to ongoing regional geopolitical uncertainty, which has influenced buyer confidence. Despite these conditions, the figures show continued activity in Dubai’s highest-value residential segment.

Palm Jumeirah Leads Ultra-Luxury Transactions

Palm Jumeirah remained Dubai’s leading location for residential properties above $10 million, recording 27 transactions worth AED 2.01 billion during Q3.

The island accounted for approximately 31% of transactions in this price category and 35% of their combined value. Its largest transaction of the quarter reached AED 260 million.

Property prices on Palm Jumeirah decreased by 9.1% over the preceding 12 months to AED 4,083 per square foot, while sales volumes were 37% lower than the previous summer. Knight Frank noted that buyers were primarily seeking permanent residences and vacation homes rather than short-term resale opportunities.

Other prominent locations included:

  • Jumeirah Second: 10 transactions worth AED 594.9 million.
  • Emirates Hills: Seven transactions worth AED 542.5 million.
  • Dubai Hills Estate: Six transactions worth AED 574.9 million.
  • Jumeirah Golf Estates: Six transactions worth AED 330.1 million.

Properties Above $25 Million Account for Nearly a Third of Sales Value

Dubai recorded 13 residential transactions exceeding $25 million during Q3 2026, generating a combined AED 1.84 billion. Although these properties represented approximately 15% of all transactions above $10 million, they accounted for nearly 32% of the segment’s total sales value.

Palm Jumeirah recorded five of these transactions, while Dubai Hills Estate and Emirates Hills registered two each.

September was particularly notable for high-value purchases. Transactions exceeding $25 million reached AED 849.5 million during the month, representing approximately 52% of the total value of residential sales above $10 million, despite overall transaction numbers falling to 18.

Dubai's Ultra-Luxury Residential Market

Dubai’s ultra-luxury residential market continued to attract high-value transactions during Q3 2026, with villas accounting for the majority of sales above $10 million and established communities such as Palm Jumeirah remaining prominent.

Although quarterly transaction volumes and prime residential prices declined, the increase in $10 million-plus sales across the first nine months of the year highlights continued activity in this segment. Buyer confidence and pricing trends will remain important factors to monitor in the months ahead.
