Dubai’s off-plan property sector maintained its stronghold in 2024, accounting for 63% of total sales. Investors and homebuyers increasingly turned to off-plan options, drawn by modern architectural concepts, potential for value appreciation, and an enhanced community lifestyle. Apartment transactions surged to 94,455, marking a significant increase from the previous year’s 56,146.
Jumeirah Village Circle led the market with 3,046 sales, averaging AED 1,360 per square foot. Business Bay followed with 2,049 transactions at an average of AED 2,506 per square foot, while Dubai Hills Estate recorded 1,401 sales, with an average price of AED 2,383 per square foot. These areas have attracted significant interest due to their well-planned infrastructure, prime locations, and elevated lifestyle offerings.
The demand for villas and townhouses saw remarkable growth, with transactions climbing from 9,944 in 2017 to 32,125 in 2024. The off-plan sector played a major role, registering a 47% year-on-year increase. Factors influencing this surge included large-scale master-planned developments, growing interest in spacious homes, and favorable investment conditions.
Damac Riverside contributed 968 sales, with townhouses averaging AED 1,100 per square foot and villas at AED 1,069 per square foot. The Valley by Emaar recorded 817 sales, with townhouses priced at AED 1,214 per square foot. Emaar South followed closely with 684 sales, where townhouses averaged AED 1,296 per square foot and villas AED 1,213 per square foot.
Several elements have supported Dubai’s off-plan real estate performance. Economic stability, strengthened by a diversified economy and investor-centric policies, played a defining role. Infrastructure advancements, including transportation projects and sustainability-driven initiatives, further enhanced market appeal. Dubai’s status as a prime investment destination remained solid following Expo 2020, while property-linked investor visas encouraged long-term commitments.
Looking ahead, Dubai’s real estate market is poised for further expansion in 2025. Developers are set to introduce new projects that align with evolving buyer preferences. Urban development plans under Vision 2040, a focus on sustainability, and continued international interest are expected to sustain market momentum. Meanwhile, government-driven incentives, such as reduced transaction fees and flexible payment structures, will further strengthen investor confidence in the sector.
