Dubai’s property market remains a key driver of economic growth, attracting both local and international investors in 2025. February saw continued momentum in residential property prices, with both villas and apartments showing notable increases despite signs of a slight slowdown in capital appreciation. According to the latest data from the ValuStrat Price Index, while growth has moderated from its recent peaks, the overall market still remains exceptionally strong, underscoring Dubai’s position as a leading global real estate hub.
ValuStrat Price Index:
- Overall index increased by 1.6% month-on-month.
- 26.5% annual growth.
- Villas rose by 2%, apartments by 1.2%.
Villa Market:
- 30.8% annual growth for villas.
- Jumeirah Islands saw a 42.3% rise, followed by Emirates Hills (31.2%) and The Meadows (29.9%).
- Mudon had the lowest growth at 10.5%.
- Villa prices are 57% above their last peak and 160% higher than post-pandemic levels.
Apartment Market:
- 22.2% year-on-year increase.
- 1.2% rise month-on-month.
- Notable gains in The Greens (28.9%), Palm Jumeirah (26.3%), Dubailand Residence Complex (25.7%).
- The lowest growth seen in International City (15.4%) and Dubai Sports City (17.9%).
- Apartments are 9% below their last peak, but have risen 65% above post-pandemic levels.
Off-Plan Property Surge:
- 22.2% monthly increase in Oqood registrations, 59.5% year-on-year growth.
- 70.8% of transactions were off-plan in February.
- Dubai Silicon Oasis set a record for the highest number of off-plan sales in a month.
- Emirates Hills recorded its highest-ever number of ready home sales.
High-Value Transactions:
- 31 property sales above AED 30 million.
- Transactions concentrated in areas like Dubai Hills Estate, Palm Jumeirah, and Emirates Hills.
Real Estate Transaction Value:
- $13.91 billion in total property sales in February.
- 39.91% year-on-year growth.
- 16,099 transactions were recorded, a 35.5% increase from February 2024.
Long-Term Market Growth:
- Over the past five years, Dubai’s real estate market has grown by 449%, from AED 9.3 billion in 2020 to AED 36.5 billion in 2024.
