Dubai’s residential market is entering a new stage of its growth cycle, with project completions accelerating as developments launched during the city’s recent expansion are handed over. While transaction activity and new project launches have moderated following the record highs of recent years, the underlying fundamentals remain strong, pointing to a market that is becoming more balanced, mature, and focused on delivering existing commitments. The completion of 24,800 residential units during the first half of 2026 marks an important milestone for Dubai’s property sector. The reduction in new project launches compared to the record levels seen in 2024 and 2025 shows a more disciplined approach from developers rather than weakening demand. With nearly 28,000 new units launched across 124 projects in H1 2026, developers appear focused on balancing future supply with existing delivery commitments.

This more measured approach helps align future supply with underlying demand while allowing newly completed inventory to be absorbed more effectively.  Combined with moderating price growth and steady rental performance, the market is showing characteristics of a healthier and more sustainable growth cycle that benefits investors over the long term.

High-End Demand Continues to Differentiate Dubai

Although overall transaction volumes eased from historic highs, demand remained particularly resilient across premium segments. Off-plan properties continued to account for almost three-quarters of all residential transactions, while ultra-luxury homes priced above AED 50 million recorded a 13% increase in sales compared to the same period last year.

These figures demonstrate that investor confidence remains firmly intact, particularly among high-net-worth buyers seeking long-term opportunities in Dubai. With a substantial delivery pipeline extending through 2027 and 2028, the market continues to combine immediate housing supply with a clear vision for future expansion.
