Dubai Residential Property Values Maintain Positive Growth at 5.3%

Dubai’s residential property market continued to show resilience in April 2026, with annual capital value growth remaining positive at 5.3% despite further monthly price declines, according to the latest ValuStrat Price Index (VPI). The index eased to 224.9 points, signifying a softer monthly decline of 1.9% after March’s steeper 5.9% contraction. Villa values moderated to 301.5 points, while apartment values fell to 171.6 points, benchmarked against a January 2021 base of 100.

Recent data shows activity has cooled after the market’s first significant correction earlier this year, but a handful of established villa communities and select apartment areas are still showing year-on-year increases.

Key Insights:

Villa Communities Continue to Outperform

Villa capital values declined by 1.7% month-on-month in April, while annual growth slowed to 8.3%. Despite softer conditions, prime and established villa communities continued to show relative strength.

Jumeirah Islands recorded the strongest annual growth among monitored villa districts at 24.5%, followed by The Meadows at 14.9%, Emirates Hills at 14.6%, Palm Jumeirah at 12.3%, and Jumeirah Village Circle at 11.4%.

Only a limited number of villa communities posted annual declines, including International City at -1.6 %, Arabian Ranches Phase 2 at -1.1%, and Victory Heights at -1%.

According to ValuStrat, older freehold villa communities remain significantly above previous market benchmarks, with values averaging 196% above post-pandemic levels and 80% higher than the previous market peak recorded in 2014.

Apartment Price Declines Ease Following March Correction

Apartment values fell by 2.2% in April, improving from the sharper 6.3% decline recorded in March. Annual apartment value growth slowed to 0.5%, indicating a more selective demand across the segment.

Dubai Silicon Oasis and Remraam recorded the highest annual apartment value growth at 12.4% each, followed by DIFC at 10%, Jumeirah Village Triangle at 7.8%, and Dubai Sports City at 7.6%.

In contrast, some prime and secondary apartment locations continued to record annual declines. Burj Khalifa apartments fell by 10.4% year-on-year, while Jumeirah Beach Residence declined by 5.9% and Town Square by 4.3%.

ValuStrat calculated that older freehold apartment values remain 72% above post-pandemic levels, although still 6% below the market peak reached in 2014.

Off-Plan Transactions Continue to Anchor Market Activity

Off-plan activity remained the dominant driver of residential transactions in April. Oqood registrations increased 4% month-on-month, although volumes were still down 13.9% annually. Off-plan sales accounted for 79% of all residential transactions during the month.

The report acknowledged that some transactions may have reflected deals agreed before the onset of regional conflict on February 28.

Meanwhile, ready-home transactions declined by 4.2% month-on-month and fell 43.8% annually, pointing to weaker secondary market activity.

Despite the broader slowdown, continued strength in prime segments was evident, with 16 ready-property transactions exceeding AED 30 million during April, including four deals above AED 50 million. These ultra-prime sales were concentrated across Palm Jumeirah, Dubai Hills Estate, Al Barari, Jumeirah Islands, Arabian Ranches, Jumeirah Golf Estates, and DIFC.

The latest figures indicate that while Dubai’s residential market is moving through a more measured phase following several years of rapid growth, demand in established villa communities and ultra-prime segments remains comparatively resilient.
