Dubai Removes Minimum Property Value Requirement for Investor Residency Visa

Dubai has revised the eligibility criteria for its two-year real estate investor residency visa, removing the previous AED 750,000 minimum property value requirement for sole owners while introducing a AED 400,000 minimum share value for each investor in jointly owned properties. The changes, issued by the Dubai Land Department (DLD) through its Cube platform, are designed to broaden investor access and support continued transaction activity across the emirate’s property market.

Under the updated framework, investors who solely own a property in Dubai can now apply for the two-year residency visa without meeting a minimum asset value threshold, marking a prominent modification from the earlier AED 750,000 requirement.

For jointly owned properties, however, authorities have introduced a minimum ownership share of AED 400,000 per investor. The rule applies across partnership structures, including cases where ownership is split equally between co-investors. The DLD said the revised criteria form part of wider efforts to improve regulatory flexibility and strengthen Dubai’s appeal to international real estate investors.

The action coincides with Dubai’s ongoing efforts to establish itself as a globally competitive real estate and investment destination, with legislators enacting policies to increase participation from a wider range of investor segments.

By lowering entry barriers for sole property owners, the updated residency rules are expected to support continued activity in mid-market and entry-level residential segments, where demand has remained resilient despite more selective buyer behavior in some higher-priced categories.

At the same time, the AED 400,000 threshold for joint ownership provides clearer qualification criteria for co-investment structures, which have become increasingly common among overseas investors seeking exposure to Dubai’s property market.

Dubai’s residential market has continued to record strong transaction volumes over recent years, supported by population growth, international investor inflows, and long-term residency initiatives. While activity has moderated from peak post-pandemic growth rates in certain segments, prime and income-generating assets continue to attract sustained interest from regional and international buyers.
