Dubai Records Second-Highest Half-Year Sales on Record

Dubai’s real estate market delivered another standout performance in the first half of 2026, recording AED 286 billion in sales across more than 86,000 transactions. While slightly below the exceptional levels seen in H1 2025, the results represent the second-highest half-year sales performance in the emirate’s history. More importantly, they reinforce the view that Dubai’s property market is no longer being driven by short-term momentum alone but by a growing base of domestic and international demand supported by strong economic fundamentals.

Key Insights:

Sustained Demand Remains the Defining Story

The most significant takeaway from the latest figures is the market’s ability to maintain near-record sales volumes immediately after the strongest year in its history. Recording AED 286 billion in sales despite being compared against the extraordinary benchmark of H1 2025 demonstrates that demand has remained remarkably resilient rather than retreating after a peak cycle.

This means Dubai has moved beyond a period of purely accelerated growth and into a more sustainable phase where transaction activity is supported by a broader and deeper pool of buyers. Continued population growth, international migration, and business expansion are creating demand drivers that extend well beyond traditional investment cycles.

Balanced Activity Across Ready and Off-Plan Markets

One of the healthiest signs within the data is the near-even split between ready and off-plan sales. Ready-built properties generated AED 146.7 billion in transactions, while off-plan sales reached AED 139.8 billion, highlighting strong confidence in both existing assets and future developments.

This balance reduces reliance on any single segment of the market and reflects confidence across different buyer profiles. End users, investors seeking immediate returns, and purchasers targeting long-term capital appreciation are all actively participating, creating a more diversified and stable market environment.

Capital Flows Continue to Deepen Across the Sector

Beyond sales activity, the broader transaction data highlights the scale of capital being deployed into Dubai real estate. Total real estate transactions reached AED 419.94 billion during the first half of the year, while mortgage activity exceeded AED 102 billion through more than 22,000 transactions.

The strength of mortgage volumes alongside sales activity indicates that market participation continues to broaden. Rather than relying solely on cash buyers, Dubai is attracting a wider mix of investors and homeowners, helping deepen liquidity and reinforce the long-term foundations of the market.

Why Near-Record Sales Matter

The latest results from Dubai cement a trend that has become increasingly apparent in the last few years. The city is attracting capital not simply because of market momentum, but because investors view it as a stable, predictable, and globally competitive destination for long-term wealth preservation and growth.

The combination of population expansion, foreign direct investment, corporate relocations, and continued infrastructure development is creating a powerful foundation for future housing demand. These drivers are structural in nature, providing support that extends beyond short-term economic cycles and market sentiment.

As new projects continue to launch and international investors seek transparent, tax-efficient markets with strong growth prospects, Dubai appears well positioned to maintain strong levels of transaction activity through the second half of 2026. The latest figures suggest that the market’s greatest strength today is not its pace of growth, but the durability of the forces driving it forward.
