Dubai and Abu Dhabi Real Estate Markets Show Resilience in April

Dubai and Abu Dhabi’s property markets recorded a firmer performance in April 2026, with transaction values, pricing, and development activity holding steady despite seasonal moderation and broader regional uncertainty. In Abu Dhabi, more than 3,200 residential units worth over AED 13 billion were sold during the month, while Dubai residential sales prices rose 21.1% year-on-year to an average of AED 2.21 million, according to Property Finder data. Across both emirates, activity remained supported by off-plan launches, premium transactions, and sustained leasing demand.

Abu Dhabi Activity Stabilises

Data from Abu Dhabi Real Estate Centre (ADREC) showed April activity rebounding after softer conditions in March, with transaction levels returning to earlier-year averages.

“Over the past eight weeks, market activity followed a pattern consistent with normal variation, with strong activity in January and February, moderation in March, and April recording activity levels similar to earlier in the year,” said ADREC.

Ready-home sales remained stable at 529 transactions worth around AED 1.6 billion. Pricing also held firm, with around 90% of listings either unchanged or recording increases, while most reductions stayed below 10%.

Dubai Driven by Premium and Off-Plan Deals

Dubai residential sales prices increased 21.1% year-on-year in April to an average of AED 2.21 million, while rents eased 6.7% from January-February peaks to AED 140,000 annually, according to Property Finder.

“The market is absorbing pressure without losing ground, this is a correction from a period of exceptional demand, not a change in direction.”

Off-plan apartment sales reached AED 19.7 billion across 8,812 deals in April, based on Dubai Land Department data. High-value deals, including transactions above AED 100 million at Aman Residences Dubai and Baccarat Hotel & Residences Dubai, continued to support overall price growth and solidify strength in prime segments.

Market Outlook Remains Steady

Across both emirates, pricing and demand remain resilient despite more selective buyer activity and moderating transaction volumes in some segments.

Dubai continues to see stronger value growth led by off-plan and premium developments, while Abu Dhabi’s market remains comparatively stable across sales, pricing, and leasing activity. The latest data points to continued strength in core residential segments heading into May.
