Abu Dhabi‘s residential property market has started 2026 with remarkable momentum, delivering its strongest first quarter on record. With AED 38.1 billion in residential sales across 8,100 transactions, the emirate has demonstrated that demand remains exceptionally strong, supported by both local and international investors.
The results build on an already impressive 2025 and highlight the growing depth of Abu Dhabi’s real estate market. One of the most significant takeaways from the quarter is the continued dominance of the off-plan sector. Accounting for approximately 90% of sales value and more than 80% of all homes sold, off-plan activity continues to shape Abu Dhabi’s residential market.
This level of demand reflects more than enthusiasm for new launches. Investors are increasingly committing capital based on confidence in Abu Dhabi’s long-term growth story, population expansion, and future infrastructure development. The willingness to secure property before completion suggests buyers remain focused on future value creation rather than short-term market movements.
The fact that March recorded more than 2,100 off-plan sales, despite coinciding with Ramadan and Eid, further highlights the strength of underlying demand.

Rising Prices and Rents Indicate Strong Fundamentals
Price growth remained healthy across the market, with apartment values increasing by more than 17% on average and villas rising nearly 11% year-on-year. Yas Island emerged as one of the strongest-performing locations, recording close to 20% apartment price growth and more than 15% villa price appreciation.
At the same time, rental rates continued to climb. Apartment rents increased by an average of 10.5%, with Yas Island again leading the market at almost 20% annual growth.
The combination of capital appreciation and rental growth is particularly important for investors. It means that demand is being supported by both buyers and tenants, creating a balanced environment that supports long-term investment performance.
A Strong Development Pipeline Supports Future Expansion
While demand continues to accelerate, Abu Dhabi is also actively expanding its housing supply. Around 2,400 new homes were delivered during the first quarter, bringing total residential inventory to more than 320,000 units.
A further 13,500 units are expected this year, followed by 16,700 in 2027 and approximately 25,000 in 2028.
This development pipeline highlights Abu Dhabi’s ability to accommodate future population growth and investment activity. Rather than restricting supply, the market is preparing for sustained expansion, helping maintain liquidity while supporting long-term stability.
