UAE Climbs Into World’s Top 10 for Foreign Investment

The UAE attracted a record AED 177.3 billion in foreign direct investment during 2025, marking a 6% year-on-year increase and securing its place among the world’s top 10 destinations for inbound FDI. The achievement extends a four-year streak of record inflows and demonstrates the country’s ability to attract global capital despite a more selective international investment environment. Alongside this, the UAE maintained its position as the world’s second-largest destination for greenfield projects, with 1,562 announced developments during the year.

Key Insights:

Global Confidence Continues to Translate Into Capital

The UAE’s climb to ninth globally for inbound FDI reflects more than strong economic performance – it illustrates growing international confidence in the country’s long-term strategy. While many markets continue to compete for a smaller pool of global investment, the UAE has continued attracting record inflows, growing FDI stock to AED 1.17 trillion. The consistency of these results suggests investors are not simply pursuing short-term opportunities but are increasingly viewing the UAE as a long-term destination for business expansion, capital deployment, and wealth preservation.

Greenfield Investment Reveals a Commitment to Future Growth

One of the strongest signals within the report is the continued dominance of greenfield investment, which accounted for nearly 45% of FDI entering the UAE. With 1,562 projects announced, $34.1 billion in capital expenditure, and more than 65,000 jobs created, investors are choosing to build new operations rather than simply acquire existing assets. The concentration of investment in manufacturing and communications, alongside major initiatives highlights the country’s growing role in advanced industries that are expected to drive economic growth for years to come.

Real Estate Benefits From Global Wealth and Talent Migration

Real estate accounted for 7% of greenfield investment activity, but its influence extends far beyond the sector’s direct share of capital inflows. The report specifically links real estate growth to wealth migration and the UAE’s status as a preferred destination for global talent. As more entrepreneurs, executives, investors, and skilled professionals relocate to the country, demand for high-quality residential and commercial property continues to strengthen, creating a supportive backdrop for the market and reinforcing its role within the broader economic growth story.

The Significance of Rising Investment

The latest UNCTAD rankings reinforce the UAE’s growing importance within global investment flows. Climbing into the world’s top 10 for inbound FDI while maintaining second place globally for greenfield projects suggests the country is attracting not only more capital, but investment that supports long-term economic expansion.

This is particularly significant because much of that investment is being directed towards future-focused industries such as manufacturing, communications, and technology, alongside real estate. Combined with initiatives including the National Investment Strategy 2031 and the National Investment Fund, the UAE continues to strengthen the policy framework needed to attract long-term international capital.

For property investors, sustained foreign investment supports the wider economy that underpins demand for residential and commercial real estate. As more businesses establish operations and skilled professionals relocate to the UAE, the country’s success in attracting global capital continues to reinforce its long-term growth story.
