Ras Al Khaimah Apartment Prices Rise 18% as Supply Pipeline Expands

Ras Al Khaimah’s residential market continued to record strong annual price and rental growth in the first half of 2026, with apartment values rising 18% year-on-year and apartment rents increasing 14.3%, according to CBRE Middle East. At the same time, more than 34,000 new homes are expected to be delivered by 2030, creating a substantial future supply pipeline as development activity across the emirate expands.

Key Insights:

Apartment Prices Lead Residential Growth

Average apartment sales values reached AED 2,298 per sq. ft. during the first half of 2026, an 18% increase from a year earlier. Villa prices rose by a more moderate 7.3%.

Waterfront locations recorded some of the strongest gains. Apartment values on Al Marjan Island increased 23.1% year-on-year, while Al Hamra recorded growth of 14.7%.

The ready-property market also appreciated, with apartment prices increasing 11% and villa values rising 10%.

However, CBRE noted that pricing and absorption levels have moderated since the end of February following a period of strong growth. While values remained significantly above year-earlier levels in H1, the figures indicate that the pace of price growth and property absorption has started to moderate.

More Than 34,000 Homes Expected by 2030

Ras Al Khaimah is preparing for a significant expansion in residential inventory, with more than 34,000 homes expected to be delivered between 2026 and 2030.

Around 10,000 of these properties are expected to be branded residences, reflecting the increasing presence of international hospitality and luxury brands within the emirate’s residential market.

Several major developments were announced during the first half of the year, including The Strand and Lunara by RAK Properties and Beyond Developments’ AED 25 billion Evermore masterplan.

For buyers and investors, the scale of the upcoming pipeline will be an important factor to monitor. Additional supply will broaden the range of available properties but could also increase competition between projects as deliveries accelerate toward 2030.

Tourism Growth Supports Continued Development

Ras Al Khaimah welcomed a record 670,400 hotel visitors during the first half of 2026, representing a 2.7% annual increase. Domestic visitor numbers and arrivals from other GCC markets both increased by 47%.

The emirate currently has approximately 9,000 hotel rooms across 60 properties, with another 8,500 keys planned between 2027 and 2030. More than 80% of the future supply is expected to be five-star, with almost two-thirds planned for Al Marjan Island.

The pipeline includes the Wynn Al Marjan Island integrated resort, which CBRE expects to open in September 2027, adding another major tourism development to the emirate’s expanding hospitality sector.

Supply Will Be a Key Factor to Watch

Ras Al Khaimah entered the second half of 2026 with residential prices and rents substantially higher than a year earlier, particularly across apartment and waterfront markets.

At the same time, CBRE’s observation that pricing and absorption have begun to moderate provides important context to the annual gains. With more than 34,000 homes planned through 2030, the pace at which new supply is delivered and absorbed will be an increasingly important indicator for the emirate’s residential market.
