In addition to off-plan property launches, ambitious island-themed projects are now part of Dubai’s real estate boom.
Among these is Damac Islands, situated in Dubailand and within a 15- to 20-minute drive of Dubai Investments Park and Sports City. DAMAC Properties has announced the starting price for its 4-bedroom townhouses (2,208 sq.ft.) at AED 2.25 million, while 6-bedroom villas (4,440 sq.ft.) come with a price tag of AED 3 million.
The project broadens the spectrum for island-style living in Dubai. According to a real estate professional, investors now have entry points ranging from just over AED 2 million at DAMAC Islands to properties exceeding AED 19 million on Palm Jebel Ali. The variety in waterfront developments is expanding options for buyers, which were previously limited to high-priced locales like Palm Jumeirah or Jumeira Bay.
Other island projects adding to this dynamic market are Nakheel’s Dubai Islands and Majid Al Futtaim’s Tilal Al Ghaf, which include their own island clusters, with some Tilal Al Ghaf properties setting new pricing records.
Outside Dubai, island-inspired developments are also gaining traction. Sobha’s Siniya Island in Umm Al Quwain offers villas starting at AED 10.5 million and apartments at AED 1.18 million. In Ras Al Khaimah, Al Marjan Island is attracting attention with high-profile projects, including the Wynn hotel.
In Abu Dhabi, developers are launching new island projects. Aldar Properties has announced plans for additional islands near Yas and Saadiyat, while luxury homes on Al Fahid Island and further expansions at Saadiyat Island continue to attract interest.
The UAE property sector is experiencing a wave of island-themed ventures, which industry insiders describe as a key trend shaping the market.
This project reflects DAMAC Properties’ commitment to creating spaces where residents can enjoy both exclusivity and community, according to Hussain Sajwani, founder and chairman of DAMAC Properties, during the launch of DAMAC Islands.
The event featured appearances by global celebrities, including Amitabh Bachchan, Ranveer Singh, Amir Khan, and Nadine Njeim, emphasizing the project’s appeal.
DAMAC has seen success with such concepts before, notably with its Lagoons project launched in 2021. The development became one of the company’s most successful endeavors, coinciding with a resurgence in Dubai’s property market.
With lagoon-themed projects paving the way, island developments were the next logical step. The appetite for waterfront living remains strong in Dubai, and projects like DAMAC Islands cater directly to that demand.
