Dubai’s residential market showed broad stability in August 2026, with 73% of freehold villa communities and 61% of apartment communities holding their capital values steady during the month, according to ValuStrat. Citywide residential values edged down just 0.2% month on month, although they remained 3.1% below August 2025 levels, highlighting increasingly varied performance between individual locations.

Key Insights:
Most Communities Remain Stable
The ValuStrat Price Index (VPI) stood at 218.8 points in August, compared with 219.2 in July. The weighted average residential capital value was approximately AED 3.36 million, equivalent to AED 1,513 per square foot.
Despite the slight decline in the citywide index, most established freehold communities saw limited movement during August. Around 73% of villa communities and 61% of apartment communities remained stable, while several locations continued to record annual capital gains.
The figures point to a more localized market, with performance increasingly dependent on individual communities and property types rather than following a uniform citywide trend.
Villa Communities Show Broad Stability
Villa capital values declined slightly by 0.2% month on month and 1.7% year on year, marking the segment’s first annual contraction since 2021. However, nearly three-quarters of Dubai’s freehold villa communities remained stable during August.
Several established communities continued to outperform the wider market. Jumeirah Islands led annual villa capital value growth at 12.2%, followed by Emirates Hills at 7.4%, The Villa at 5%, The Meadows at 4.8% and Reem at 3.7%.
Performance varied across other locations, with Mudon recording the largest annual decline highlighted by ValuStrat at 8.2%. Dubai Hills Estate and Victory Heights were both down 6.8%, while Palm Jumeirah villa values declined 6.2%.
The variation between communities reinforces the importance of looking beyond citywide averages when assessing current market performance.
Most Apartment Communities Hold Values Steady
Apartment capital values edged 0.2% lower month on month and were 5.3% below their level a year earlier. The weighted average apartment value stood at approximately AED 1.78 million, or AED 1,394 per square foot.
Despite the annual decline, 61% of freehold apartment communities remained stable during August, while several locations continued to record year-on-year gains. Dubai Silicon Oasis led annual growth at 4.3%, followed by Dubai Sports City at 4.2%, Al Quoz Fourth at 3.9%, and International City Phase 2 and 3 and Jumeirah Village Triangle at 2.9%.
Performance remained mixed across some established and prime locations. Burj Khalifa and Jumeirah Beach Residence recorded the largest annual apartment declines highlighted by ValuStrat, at 20.4% and 16.9% respectively.
The results demonstrate the widening differences between locations, with several more affordable apartment communities continuing to record annual gains while some higher-priced areas experienced larger adjustments.
Off-Plan Remains the Dominant Sales Segment
Residential transaction volumes slowed during August, even as monthly capital values remained relatively stable. Dubai recorded 3,038 ready-home transactions, down 14.3% from July and 20.6% year on year.
Off-plan registrations totaled 8,016, down 15.4% month on month and 40.4% annually. Despite the decline in volumes, off-plan property continued to dominate Dubai’s residential sales market, accounting for 72.5% of transactions during August.
Among completed homes, Jumeirah Village Circle accounted for the largest share of sales at 12.1%, followed by Business Bay at 6.1% and Dubai Marina at 5.9%.
High-Value Transactions Continue
Dubai’s upper end continued to record major transactions despite lower overall sales volumes. ValuStrat recorded 14 ready-property deals above AED 30 million during August, including 12 transactions exceeding AED 50 million.
The high-value sales were spread across several established luxury locations, including Palm Jumeirah, Emirates Hills, District One, Jumeirah Bay Island, Al Barari and Dubai Marina.
Activity was lower than in July, when 22 ready-property transactions exceeded AED 30 million, reflecting the month-to-month variation that can occur within Dubai’s relatively small ultra-prime segment.
Dubai Market Becomes Increasingly Localized
August’s figures show a Dubai residential market where performance is becoming increasingly differentiated by community and property type. While citywide values remained below their August 2025 level and transaction volumes slowed, monthly price movements were limited and most freehold villa and apartment communities remained stable.
Several locations continued to record annual capital gains, while high-value transactions remained active across Dubai’s luxury market. At the same time, larger corrections in selected communities highlight the growing variation in performance across the city.
For buyers and investors, the data reinforces the importance of assessing individual communities, property types and pricing rather than relying solely on citywide market trends.
