Waterfront property continues to attract strong buyer interest in Ras Al Khaimah, with Al Marjan Island accounting for 64.4% of views for off-plan apartments, according to data from UAE property portal Bayut. The figures show that off-plan interest is heavily concentrated around waterfront and lifestyle-focused developments, while completed homes continue to attract the majority of overall residential interest across the emirate.

Key Insights:
Al Marjan Island Leads Off-Plan Interest
Bayut’s data places Al Marjan Island well ahead of other Ras Al Khaimah locations for off-plan apartment views. The island captured 64.4% of views, followed by Mina Al Arab at 13%, RAK Central at 10% and Al Hamra Village at 4.6%.
These figures measure online property views rather than completed transactions, so they indicate where prospective buyers are directing their attention rather than actual sales volumes.
Waterfront Projects Lead at Development Level
Interest was similarly concentrated within individual projects. Playa Viva was the most-viewed off-plan apartment development on Al Marjan Island, accounting for 23.2% of project views.
Bayut said the pattern suggests buyers are responding particularly to developments combining waterfront locations, branded residences and lifestyle-focused concepts, rather than simply seeking newly built property.
Fibha Ahmed, Bayut’s VP of Property Sales, also highlighted a distinction between the emirate’s ready and off-plan markets. Completed homes continue to attract the majority of overall residential interest, reflecting demand for established communities and immediately available properties, while off-plan interest is more concentrated around Al Marjan Island and lifestyle-led developments.
A Concentrated Off-Plan Market
Bayut’s figures highlight the prominence of waterfront developments within Ras Al Khaimah’s off-plan market, led by Al Marjan Island. At the same time, completed homes continue to attract broader residential interest across the emirate.
While the data provides an indication of where prospective buyers are focusing their attention, portal views should not be treated as evidence of completed transaction volumes or achieved sale prices.
